"You ensured full disclosure of all the facts."
Dear Carolyn, I cannot fully express my appreciation on the fine job you did in representing the interests of all involved in the sale of the property at 8932 Corte Pozos, Spring Valley. From the day I met you, I was impressed with your "at-ease" poise. You were never anxious, never rushing, and always confident that we would find the house in which Katherine and I would be comfortable buying. And when that time came, your outstanding standards of practice were evident. Your pursuit was swift and execution of all documents seamless. You ensured full disclosure of all the facts about the property and didn't allow exaggerations or misrepresentation. Somehow you sensed when I wasn't fully satisfied with an answer or an arrangement and followed up with either better information or an arrangement satisfying my interest. You presented the "true picture." I applaud you most, Carolyn, for being personal. Your sincere approach and spirit of trust was instrumental in negotiations. You exceeded your obligation of expertise in your profession. Thank you for helping us find our beautiful home.

Closing or Settlement >As Closing Approaches
If you are selling a house that is under contract and scheduled to close in a few weeks, what can you do to make the transfer of ownership as easy as possible for you and your buyers?
Keep in close contact with your real estate agent so that you will know if there are any changes in the closing schedule. On the day the property changes hands, your house should be empty, clean and ready for the buyer. Contact all of the utility companies to let them know that you are moving and give the service company the buyer's name (the buyer must follow up with calls to confirm). Don't turn off the gas or electricity because the buyers need to confirm that the appliances are in working order. Let your insurance company know ahead of time that you are selling the house and arrange for your coverage to be transferred to your new home. The most important thing is to start the process well in advance in order to avoid any last-minute complications.
