Summer is just around the corner, and with it comes even more of San Diego’s famously warm an wonderful weather. Your home is most valuable asset, so be sure you are protecting it while keeping your family cool in the process with these summer home prep tips from the Yarbrough Group’s San Diego Real Esate BLOG!!!
Service Your HVAC System
Summer temperatures mean that you will soon be running your Air Conditioning, make sure your unit it up to the task. Do yourself a favor and beat the summer rush, have a licensed HVAC professional come and inspect your system now, before you need it. In just a few short weeks, everyone will start running their A/C and everyone who has an issue will all try and call the HVAC companies at the same time increasing the wait time far a service appointment. Make sure you stay cool and dry by getting out in front of the curve.

Keep The Cool In
Once you know your HVAC unit can get your home cool, now it’s time to make sure all that expensive cool air stays inside the house where it belongs. This will save you money in addition to keeping you cool.
The most efficient way to do this is to install energy efficient windows. Not only will new windows look great, but they aren’t actually all that expensive to install and they save you a TON of money on your cooling and heating bills.
Bonus window tip: take a couple of hours to clean your windows, new or old, to let in all that glorious San Diego summer sunshine.
You should also take inspect your home’s caulking, weather stripping, and insulation. All of these are not only easy, quick, and cheap to repair, but they also help to keep your home that much cooler and save you even more money on your energy bill.
Bonus Bonus Tip: Reverse your ceiling fans. If you reversed the ceiling fans in winter to maximize winter heating efficiency, be sure to revers them to maximize summer cooling efficiency.
Check Your Overhead
Get out the ladder and check your roof and gutters while the weather is nice. Visually inspect the roof for any problems that may have come up over the cold, wet winter, and take a few minutes to clean out the rain gutters of anything that may have accumulated over the winter. Your roof is your home’s first line of defense against the elements, keeping it in good repair is essential to protecting your home’s value.
Spruce Up Your Exterior
Now is the time to do any touch up painting or yard work that needs to be done. Do yourself a favor and get it out of the way while the weather is still nice and your home will look beautiful all summer long.
Pest Control
Spring is when all of the insects come out of hibernation and go searching for a new place to live. Make sure your home doesn’t become theirs by setting up your bug perimeter now. This begins with a deep spring cleaning to get rid of any hidden meals they may be searching for. If you made sure you weather proofing was in place this will have the added benefit of blocking many of the small nooks and crannies that pests can use to access your home. You might also want to consider putting down a perimeter of diatomaceous earth or your favorite bug spray around the base of your home.
Get The Deck and BBQ Ready to Go
Summer means summer BBQs and guests. Make sure you exterior entertaining spaces are clean and ready to go. Give everything a wash down, deep clean the grill, bring out the summer toys, and stock the fridge with your favorite beverages!!!
