San Diego is a large and diverse city with many varied neighborhoods within its borders. But which one is right for you to call home?

This week on the San Diego Real Estate BLOG, we continue our series of BLOGS that will look at each of these neighborhoods in turn to help you decide which is the best fit for you as search for your San Diego Dream Home!!!

Today we head to Imperial Beach.

 


 

Location

Imperial Beach is the South Western most neighborhood in San Diego, California, and the entire United States bordered on the West by the Pacific Ocean, and the south by border between the United States and Mexico.


 

Demographics

Imperial Beach is a small residential beach city with a population of 27,051 and is typically known as a laid-back coastal suburban area.

The median income is $46,659 per year.


 

Geography

Imperial Beach is mostly coastal by nature, and as such is relatively flat with little to no elevation change throughout the city. The city is bordered on the north by the San Diego Bay, the 5 Freeway on the East, The Pacific Ocean to the West, and the Mexican/American border to the south.

Because of its location, Imperial Beach is fairly isolated from the rest of San Diego proper which can be either good or bad depending on your needs. On one hand it is a quieter, more laid back residential area, but on the other hand it is about a half-hour commute from the city and employment centers.


 

Real Estate Market

Imperial Beach, like many of the outlying areas of San Diego has been experiencing a surge in home prices. With many of the homes in the city center and areas like La Jolla quickly becoming out of reach of the average consumer, area further out from the city proper are becoming more and more popular with home buyers. Imperial Beach has both apartments as well as average sized single family detached homes laid out on a grid of streets in the city proper, with the larger and more expensive properties being right along the beach in the west.

Imperial Beach has a median home price of $356,500.


General Info

Imperial Beach, or “IB” as it is known by the locals has a reputation as a laid-back Surfing and Fishing Town and has a deep history in both of those areas. Most of the “happening spots” are found along the city’s two main streets, Palm Ave. and Seacoast Dr. Imperial Beach also has several nature preserves within its borders. Like most of San Diego there is a strong military and military family presence here.
