Getting Your Home Ready to Sell #1:Initial Impressions

Now that spring is right around the corner and the end of the rain seems to be in sight, if you are thinking of selling your home this year, now is the time to begin prepping. Spring and Summer are when the vast majority of residential San Diego Real Estate is bought and sold, so getting your home ready now will most likely translate into your home selling quicker and for more money! This week, we begin our series of BLOGs on the most essential “to dos” for anyone thinking of selling their home this year.

Hire a professional Real Estate Agent

We know, we know, this probably sounds a little biased coming from a Real Estate Agent, but the numbers back us up on this one. Those attempting to sell their home on their own often end up making less on the sale of their home (even when you consider the money supposedly “saved” by not paying a commission), and it usually takes much longer. The simple fact of the matter is that a real estate agent knows how to price your home properly for the current market, knows how to handle the legal paperwork, and can also help bring in potential buyers from their own contacts. Save yourself time, money, and a lot of hassle by letting a real estate agent help you through the process.

Get Your Landscaping Under Control

This winter has been especially rough, but even in a mild one your home’s exterior can take a real beating in the cold season. Hire a professional gardener or landscaper to make sure your yard isn’t immediately putting sellers off before they even see the home. In extreme cases, the foliage may not even allow prospective buyers to physically see the exterior of the home. If buyer’s can’t see your home, it simply won’t sell.

Make Any Needed Exterior Repairs

That cracked driveway/walkway and/or that broken window shutter may be more than enough to turn off a potential buyer, so make sure your home is putting it’s very best foot forward right for the initial impression. Consider getting all exterior concrete or masonry repaired, and do an external cleaning to eliminate things link cobwebs and any physical obstacles or eye sores.

Update all External Hardware

Taking the time and spending a few bucks to update your home’s external “hardware” will do wonders for the number of quality offers you receive on your home. These quick, and generally easy to complete fixes bring up your home’s curb appeal and shows potential buyer’s that you home has been lovingly maintained.

Bright, Crisp Trim Sells Homes

Have the exterior of your home power washed, or if you can afford it, put a fresh coat of exterior paint on. The fact is that bright, crisp trim and paint is one of the very first things most potential buyers look for, and if your home doesn’t have it, you are likely to receive fewer offers.
