    We work with a lot of buyers here in the San Diego area. Some are first time home buyers, some are seasoned investors and some are looking for a place to enjoy the latter half of their lives. In general a lot of our buyers focus on the kitchen, bathrooms and outdoor space as the 3 deciding factors in the potential purchase of a home here in San Diego. Today we would like to discuss bathroom home staging tips for sellers that might help get your property the extra nudge that it needs to get buyers into contract.
    Usually the bathroom is not a focal point of selling a home but it can help and when has anyone ever wanted to step into a dirty bathroom, especially one that is not their own. So what do buyers look at in bathrooms; The walls, dirty bathroom walls are a red flag to buyers, whether it be makeup, dirt, or even surface mold, the walls in your bathroom say a lot believe it or not. Try this concoction; Get a spray bottle and be sure to label it, mix in one part water and one part bleach spray onto the walls and watch as the dirt and grime disappears. Give it a fresh coat of paint and your dirty bathroom will go from red flag to red hot.
    Another thing that buyers like to see in bathrooms is pedestal sinks. They show off square footage in even the smallest spaces. If you currently have a vanity that is outdated that has to go. Pick out a stylish pedestal and see how it transforms your tiny bathroom into a chic and sophisticated looking space.
    One more thing when it comes to staging your bathroom for open houses and showings. Be sure to not show any clutter on the counter space. You want buyers to walk through your home and imagine their belongings in it. Even the smallest things can make a difference. We suggest getting a decorative basket that you can hide all of your daily use toiletries in. This way it is convenient for you and the buyers will think of it as décor.
    So when you are thinking of selling think about looking at your home as a buyer. We suggest thinking about a guest bathroom or resort bathroom that you have been in where you were impressed. Try and mimic that in your home and let us know the results.
